26 Feb Update on the Introduction of the New Residential Zones
There is now less than 6 months until the new residential zones will replace the existing zones. The new zones could potentially reduce the allowable height and number of dwellings permissible on a lot, which may affect projects that you have in the pipeline. Some Councils are also altering other controls such as site coverage, permeability and setbacks, which may impact on your projects as well.
Who is affected?
Currently only a few Councils have switched over to the new zones, including Glen Eira and Greater Dandenong. But with many of the Councils seeking approval from the Minister for prescribed amendments (amendments approved by the Minister without requiring public notification), the number of areas applying the new zones is likely to increase soon.
Other Councils are seeking to make changes to the planning controls as well changing to the new zones, and will therefore go through a community notification and consultation process. Some of the Council’s that I am aware of that have started this process are Frankston, Bayside, Kingston, Knox, Moreland and Whittlesea.

I thought that it might be useful to do a snap shot of where some individual Councils are at. I’ll focus on the south-east municipalities first. C125 (rezoning land near activity centres) is prescribed and the other, C106, will involve community notification (rezoning the majority of land to Neighbourhood Residential Zone). | Both with the Minister. The Council is also seeking for this amendment to be temporary instated while the amendment process happens, so this amendment could be in place within the next few weeks. |
